Elm 551 at Parkside

Situated in the heart of Old Town, Chicago, Elm 551 at Parkside encompasses an entire city block, comprising a multi-building affordable housing development spanning 112,400 square feet. This project aims to attract a diverse range of residents from various socioeconomic backgrounds by implementing innovative strategies, including spacious living accommodations, enhanced income diversity, and shared amenities. The expansive campus offers an array of housing options, allowing tenants to select units tailored to their specific requirements.

Dukane was pivotal in supplying prefabricated building solutions for the seven-story, 69-unit complex located on the site's northwest corner. To add intricacy and texture to the structure, the building scale is intelligently divided using panels treated with formliner and vibrant hues. A cost-effective and client-oriented final solution was achieved by employing repetition in the design. The exterior facade features a captivating blend of vivid colors, artfully scattered across the recessed balconies, resulting in a welcoming and cheerful aesthetic.

The incorporation of precast concrete components has contributed numerous benefits to the 43 Green Apartment Building project, ensuring a superior and sustainable residential complex. Some key advantages include:

  1. Efficient Construction: Precast components are manufactured off-site in parallel with other construction activities, resulting in shorter construction timelines and reduced on-site labor requirements.

  2. Durability and Quality: The controlled factory environment in which precast components are produced ensures consistent quality, strength, and long-term durability. This guarantees the resilience and longevity of the 43 Green Apartment Building.

  3. Sustainable Development: Precast concrete is recognized for its sustainable attributes, such as reduced material waste and improved energy efficiency. By utilizing precast components, the project supports environmentally-conscious construction practices, aligning with the goals of sustainable urban development.
